Long-Term

Our Long-term package is for any home, townhome, condo, or apartment that is meant for 1 year or more leases. This package includes:

  • We will collect up to date tenant contact information (full name, number, DOB, etc.), have a short survey style survey with targeted questions to determine ideal fit, and a background check ran before moving forward in the lease process

  • Properties that are part of an association will have their own unique process before move-in. We will take care of the entire process for you, this includes making sure paper work is completed and submitted in a timely manner, collecting any necessary deposits, and ensuring move-in protocols are followed

  • We will take care of collecting security deposits and rent monthly and depositing it directly into your account. Hassle free.

  • Routine: Any maintenance needs will be taken care of by us, we have a network of trusted vendors and will even do a bidding process for any work over $2,500 to make sure you get the best deal for quality work.

    Emergency: Unforeseen accidents happen, we’ll get up in the middle of the night to take care of things so you don’t have to

  • Monthly reports will be sent out and an end of year report in order to get a holistic view of how your property has done. We believe in full transparency, this way you can not only see financial performance but any maintenance projects that need to be done and their status.

  • Tenants will be rated every 6 months on the below variables. This is so you can make an informed decision on whether you want to resign a lease with your tenant or not.

    • On-time payments

  • We will ensure that any painting, finishes, or work that needs to be conducted prior to a new tenant is done in a timely manner to quickly have your property ready to continue making money

  • While it’s not the responsibility of the owner to ensure that their tenant has rental insurance. By validating that they do, it protects tenants from trying to come after your insurance

Short-Term

Our Short-term package is for any dwelling that is meant for guests that will be staying for a minimum of 2-3 nights up to 6 months. This package includes:

  • AirBNB, VRBO, Booking.com, Expedia, there are just too many logins, passwords, and sites to keep track to maximize booking potential. We take care of all that for you.

  • We will collect up to date tenant contact information (full name, number, DOB, etc.), have a short survey style survey with targeted questions to determine ideal fit before moving forward in their booking process

  • Properties that are part of an association will have their own unique process before check-in. We will take care of the entire process for you, this includes making sure paper work is completed and submitted in a timely manner.

  • All guests will be given a welcome book that explains the rules of your property and building (if a condo or apartment), local hangouts, Wi-Fi password, and anything else they may need

  • Routine: Any maintenance needs will be taken care of by us, we have a network of trusted vendors and will even do a bidding process for any work over $2,500 to make sure you get the best deal for quality work.

Commercial

Our commercial package is for businesses of any size . We offer the following:

  • Everyone forgets to change their air-filter. Living in Florida, we know how bad it can get to not have A/C. Good routine changes to the air filter will extend the life of your A/C units

  • A yearly inspection or as needed to make sure your tenants or guests will have a comfortable time and to extend the life of your A/C unit

  • We will ensure that all appliances, fire extinguishers, smoke alarms, security systems, etc. are all up to date and working as they’re intended to

  • We will contract with our pest control vendors to keep your property bug free

  • We will make sure your property is properly stocked with towels, toiletries, and any other desired items to make your property a unique stay for guests
